What’s an ‘Agency Disclosure’ form?

It’s a form required by NYS law. Before I show you a property, all New York State Realtors have to tell you (“disclose”) whether they work for the seller, or whether they  work for you as your buyer's agent.  Signing this form is not a contract. Signing this form is recognizing that it was presented to you and you understand the different types of Agencies.

What’s an ‘Exclusive Right to Represent’ form?

An exclusive right to represent form takes trust out of the equation. 

It’s a form that sets out an agreement between you and I, so that I can be your exclusive Buyer’s Agent. This Changes our relationship from Customer to Client. As our client you received preferred treatement.  It spells out  my compensation and ensures that I will do my best to protect your interests. 

Do I pay my Buyer’s Agent?

No you will never hand your buyers agent money. A buyers agency commission is, by Realtor Code of Ethics law, built into the listing contract of every listing we will show you. It is there and you pay that % whether or not you have a buyers agent.
The Buyers agent is compensated at the closing by the seller out of your purchase price.  

 As a buyers agent I am paid by the Listing agent a % of the over all commission. The commission is often a responsibility of the seller and a % of the sale price has been specified in their listing agreement regardless of whether or not there is a buyer or sellers agent involved.
